Rent, prices and days on market

## Market figures

- HAR via Repliers, active public listings (aggregates only; lease and sale), observed September 29, 2026.
- Typical means the middle asking figure of today’s active listings in that place.
- Bedroom ranges: the bar is the middle half of active listings of that size; the mark is the typical (middle) one. A size with fewer than eight listings is left out, and a chart needs two sizes to compare.
- Asking figures, not leased or sold. A town with no figure has no snapshot yet.

Counts and live listings

## Homes listed

- Homes for rent and sale are read live from HAR’s MLS through Repliers each time a page shows them, and are not stored.
- Homes counted in Houston neighborhoods and subdivisions: HAR listings through Repliers, September 30, 2026. A subdivision gets its own page once it has at least three homes listed.
- Homes counted in master-planned communities: HAR listings through Repliers, October 15, 2026, across every section HAR files each community under.
- Each home names its listing broker. The HAR notice is at the foot of every page.

Havlo and a typical manager

## Management fees compared

- **Management, leasing and renewal fees:** iPropertyManagement.com, “Study: Average Property Management Fees in Houston TX”, dated February 9, 2022, read October 9, 2026. [Source](https://ipropertymanagement.com/research/houston-property-management-fees) . pricing from 13 of Houston's top-rated property managers (management fee), 11 (tenant placement), 6 (lease renewal).
- **Repair markup (10% to 20%) and setup fee ($100 to $300):** iPropertyManagement.com, “Property Management Fees”, dated October 19, 2023, read October 9, 2026. [Source](https://ipropertymanagement.com/research/property-management-fees) . A national page; it gives no sample size and no Texas figures. A Houston competitor’s guide (Flat Fee Landlord, updated October 1, 2026) says markups are typically 10% to 15%.
- **Repair year: 1% of the home’s value (State Farm’s rule of thumb is 1% to 4%):** State Farm, “How Much To Budget for Home Maintenance”, dated November 13, 2024, read October 9, 2026. [Source](https://www.statefarm.com/simple-insights/residence/how-to-budget-and-save-for-home-maintenance) .
- **Cross-check:** National Association of Residential Property Managers says a management fee is typically eight to twelve percent of collected rent (letter of April 13, 2026). The lower Houston figure is used. [Source](https://www.narpm.org/wp-content/uploads/2026/04/2026-04-10_narpm_ftc_anprm_comment_letter_final.pdf) .
- **Havlo:** Havlo’s fee schedule, version 2026-09.
- **Rent and home value:** typical asking rent and asking price for the page’s area (Greater Houston: $2,400 and $426,475, the middle of the typical figures for the 12 areas in the snapshot), HAR via Repliers, active public listings (aggregates only; lease and sale), observed September 29, 2026. Asking figures, not leased or sold.
- Sources: iPropertyManagement.com Houston study (page dated February 9, 2022) and national fee study (dated October 19, 2023), and Texas Lone Star Property Management’s Houston guide (updated September 18, 2026) for “ask how maintenance is priced”; all read October 9, 2026. Havlo’s side is how Havlo works today. These describe how the companies work, not how well they do it.
- Typical, not guaranteed: every company prices differently, and not every manager charges every fee. Each fee is counted only where a source gives a typical figure, at the low end of its range, so the difference is on the low side. Assumptions: one new resident and one lease renewal in the year, rent collected every month, a new owner paying setup once, and a repair year of 1% of the home’s value; Havlo adds no markup to any repair.
- Fees and commissions are not set by law and are fully negotiable. Offering compensation to a buyer's agent is the seller's choice; it is never required and never advertised in the MLS.

Ratings and districts

## Public schools

- Official 2026 A–F accountability ratings from the Texas Education Agency; each school links to its TEA report.
- Schools are listed by location, not attendance zone. The school district sets which school an address attends, so confirm a home’s assigned schools with the district.
- The school district shown for a place is the district of the TEA campuses in and near it (within 2 miles of a town or community’s center).

City and federal records

## Houston neighborhoods

- Neighborhood boundaries, parks, libraries and transit: the City of Houston’s public GIS (its 88 super neighborhoods).
- Districts, civic clubs, services and permits: the City of Houston’s public GIS, read October 1, 2026. A place is listed when its record touches the neighborhood. Building permits are the set the City has published for sidewalk review, applications 2014 to 2021. It is a record of past building, not of what is happening now.
- Flood zones: FEMA’s National Flood Hazard Layer, checked the day each neighborhood’s figures were built.

Mapped places

## Within reach and maps

- Counts of places mapped on OpenStreetMap (© OpenStreetMap contributors), checked September 30, 2026. Volunteers map some places more fully than others, so a low count can mean less is mapped, not less is there.
- Landmarks (hospitals, large parks and nature areas, lakes, shopping centers, colleges, airports, stadiums and museums): named places mapped on OpenStreetMap (© OpenStreetMap contributors, ODbL), read October 12, 2026. Named hospitals, parks and nature areas of about 100 acres or more, lakes and reservoirs, shopping centers, colleges, airports with a passenger code, stadiums, museums and attractions within 10 miles (straight line) of each place's center (the same center its map uses); the closest 3 per kind, at most 12, one per name. Distances are straight-line miles, not driving distance.
- Maps: © OpenFreeMap, © OpenStreetMap contributors.
