## Brokerage notices

**In plain words.** Texas requires every real estate brokerage to give you two notices. Here they are.

They are the **Information About Brokerage Services**, which explains the ways a broker can represent you and what a broker owes you, and the **TREC Consumer Protection Notice**, which explains how the Texas Real Estate Commission protects you. Both are linked at the bottom of every page.

## Licenses

**In plain words.** Havlo is a licensed Texas real estate brokerage with a licensed broker who answers for it.

- **Brokerage**: Havlo Group · Texas Real Estate Brokerage License #9016404
- **Broker**: Christopher Gross · Texas Real Estate Broker License #625244
- **Where**: Houston, Texas · serving Greater Houston
- **Phone**: (832) 535-7535

## Fair housing

**In plain words.** Every home is marketed, shown and leased the same way for everyone. Equal Housing Opportunity.

- Home searches use facts about the home only: place, price, bedrooms, bathrooms and type.
- Havlo never describes people, households or neighborhoods by who lives there, and declines requests to search that way.
- Questions about schools, flooding, crime or a roof get the source to check, not a judgment.
- Every home has written selection criteria, given to you before any application fee and applied the same way to every applicant.
- Requests for a reasonable accommodation or modification are reviewed privately, as fair housing law requires.
- If a consumer report played a part in a denial, you receive a written notice, can get a free copy of the report within 60 days, and can dispute it.

**If you believe you were treated unfairly**

Tell Havlo, and Christopher will look into it personally. You can also go straight to the agencies that enforce fair housing law, with or without telling us first.

## Privacy

**In plain words.** Havlo keeps what it needs to help you, and never sells it.

### What Havlo keeps

- What you send in a request (a tour, a repair, a question) and the contact details you give, so a person can respond.
- How you heard about Havlo, if you tell us. If a friend or client sent you and you give their email or phone, Havlo keeps only a one-way code made from it, never the email, the phone or their name, so we can recognize them and say thank you. Havlo never pays a fee for a referral.
- Your words and the homes you chose while exploring as a guest, tied to this device by a cookie, so you can pick up where you left off.
- Your Day or Night choice, on this device.
- **If you make a Havlo account:** your sign-in is handled by WorkOS, which holds your name and verified email (and your passkey or Google sign-in, if you use one). When you sign in, WorkOS also checks the network address and browser the request came from to stop bots and account takeovers; Havlo passes them on for that check and does not keep them. Havlo keeps a one-way code made from your email, so your account can show the homes and appointments Havlo already has on record for you, plus the searches and homes you save. What you see comes from Havlo’s records, never from anything you are asked to declare.
- **If you register to see sold and leased homes:** the version of the terms you accepted and when, when your access ends, and which kinds of sold and leased information you viewed (counts and towns). HAR’s MLS rules require Havlo to keep these, with your name and email, for at least 180 days after your access ends, and to show them to the MLS if it asks.
- Counts of which suggestions people tap, with no words and nothing about who tapped them.

### What Havlo doesn’t

- Sell or rent your information to anyone.
- Keep copies of listing details; they’re fetched from HAR each time you look.
- Use who you are to change what homes you’re shown.
- Ask for payment details, bank numbers or government IDs on this site.

### How Havlo protects your information

- **Encryption.** Everything sent to and from Havlo travels encrypted (TLS 1.2 or newer). Records are stored encrypted, and bank connection keys are encrypted a second time.
- **Sign-in.** Staff sign in through one protected sign-in with multi-factor authentication. Each automated helper has its own identity, with only the access its job needs.
- **Least access.** Each person and each process can reach only what its job needs. Access is reviewed every quarter and removed the same day it is no longer needed. Security updates are applied within 30 days, and within 7 days for serious ones.

### What is kept, and for how long

- **Bank records of Havlo’s own accounts**: 4 years, under Texas brokerage record rules · then deleted
- **Owner, resident and lease records**: The relationship plus the period Texas law requires · then deleted or anonymized
- **Words you type while exploring**: On your device only, and only if you accept; Havlo keeps counts, not words · nothing to delete
- **Security and sign-in records**: At least one year · then deleted
- **Backups**: A rolling window · expire on their own

To have a record deleted, make a privacy request . If the law requires Havlo to keep a record, Havlo will tell you.

## Being remembered on this device

**In plain words.** Havlo asks before it remembers you. Reject and nothing is kept after you leave.

- **If you accept,** Havlo keeps your Day or Night choice and where you left off in a conversation, on this device only, so you can pick up later.
- **If you reject,** Havlo keeps none of that. The page works the same for this visit and forgets it when you go.
- **When you sign in,** Havlo sets one cookie that keeps you signed in for up to 14 days, and a short-lived one (10 minutes) while you sign in. They are functional only: secure, unreadable by scripts, and never shared. Signing out ends the session on Havlo’s side at once.
- **Always:** no advertising cookies, nothing that follows you to other sites, and nothing sold or shared. A guest cookie is set only if you save homes as a guest, because you asked Havlo to keep them.
- **Visit counts: no cookies, no tracking across days.** Havlo counts visits on its own servers, never through an outside analytics company. Each visitor is counted with a code made from that day’s secret, the internet address and the browser; the secret is deleted every day, so the code changes and no one is followed from one day to the next. The address and browser details are used for that count, the browser and device type, and a city-level location, then thrown away, never stored. Counts are never tied to your name or to a request you send. [IP geolocation by DB-IP](https://db-ip.com) .

## Your privacy rights

**In plain words.** You can ask what Havlo has about you, correct it, or have it deleted.

- Under the Texas Data Privacy and Security Act you can ask to see, correct, delete or get a copy of your personal information.
- Havlo confirms it’s really you before acting, and responds within the time the law requires.
- Some records must be kept by law, such as transaction records a brokerage is required to retain; Havlo will tell you if that applies.

## Technology and people

**In plain words.** Havlo uses approved technology to help with routine work. People are responsible for every decision that matters.

- The conversation on this site is automated. You can ask for a person at any time.
- Technology never decides who rents a home, accommodation requests, prices or offers, legal notices, deposit deductions or disbursements.
- It never impersonates a person, invents facts about a home, or guarantees an outcome.

## How these pages are composed

**In plain words.** Havlo composes its pages with technology so what you see is clear and useful. Some pictures of places and some page layouts are generated or arranged that way. The things you rely on are never generated or changed.

- Pictures of neighborhoods, streets, community entrances and the city may be generated to illustrate a place. They are not photographs of a home for rent or sale.
- Never generated or changed: photographs of a home for rent or sale, listing facts, prices, contracts and agreements, brokerage notices, licenses, and these legal pages.
- Technology never decides who rents a home, prices or offers, or any legal or financial matter. A licensed broker answers for every one.

## Payment safety

**In plain words.** Havlo never changes payment or bank instructions by email or text alone.

- Before sending money to new or changed instructions, call Havlo at a number you already know: (832) 535-7535 .
- If something looks wrong, stop, don’t reply to the message, and call your bank and Havlo right away.

## Terms of use

**In plain words.** Use this site to find and care for a home. Nothing here is a contract until you sign one.

- A tour, management or selling request is a request, not a showing, a management agreement or a listing agreement.
- Answers in the conversation are general information, not legal, tax or financial advice.
- Listing information is for your personal, non-commercial use to find homes you may want to rent or buy.
- Please don’t copy the site’s listing data, photos or content for other uses.

## Accessibility

**In plain words.** Havlo’s site is built to work for everyone, and if it doesn’t work for you, we want to know.

- Built to meet WCAG 2.2 AA in both Day and Night: keyboard, screen readers, 200% zoom and reduced motion.
- If something doesn’t work, tell us the page and what happened. A person will fix it or help you another way.

## Listing data

**In plain words.** Listing information comes from HAR and belongs to it.

Listing data supplied by HAR through Repliers. Information is deemed reliable but not guaranteed and should be independently verified. Each home is subject to the listing broker and MLS display permissions. Copyright 2026 Houston Realtors Information Service, Inc. Public listing information is for consumers’ personal, non-commercial use to identify properties of interest.

## Copyright and takedown requests

**In plain words.** If something on Havlo uses your work without permission, tell us and we take it down.

Havlo respects copyright, including the listing photos and data HAR’s MLS provides. To report material you believe infringes your copyright, send a notice under the Digital Millennium Copyright Act (17 U.S.C. §512(c)(3)) to Havlo’s designated agent: **Christopher Gross, Havlo Group, LLC**, 800 Town and Country Blvd, Suite 500, Houston, Texas 77024, christopher@havlo.group , (832) 535-7535 .

- Include your signature, the work you say is infringed, where it appears on Havlo (the page address), how to reach you, a statement that you believe in good faith the use is not authorized, and a statement, under penalty of perjury, that your notice is accurate and that you own the right or may act for its owner.
- Havlo removes or disables the material promptly and tells the person who posted it, who may send a counter-notice under §512(g)(3).
