# A fair shot at a good home, for everyone.

Havlo is a Houston brokerage and property manager that makes rental homes perform better for their owners, and runs them fairly. Done at scale, that means more homes kept up and leased fairly, small owners who stay owners, and renters who become owners.

Why Havlo exists

## Who Havlo is for

Owners who want their home to perform, and everyone who needs a good home. Running homes well and profitably is how both happen.

- **Small owners** The owner of one home gets the care, data and pricing of someone who owns thousands, so the home stays theirs.
- **Renters who’ve been shut out** Every applicant is reviewed as a person against one written standard, given before any fee, and a person decides.
- **People coming home from homelessness** The same fair review as everyone else, and a list of independent local organizations whenever Havlo can’t offer a home.

Harris County, 2020-2024

## The gap, in Harris County’s numbers

Owners earn about twice what renters do, and more than half of renters spend 30% or more of their income on rent. Homes that are run well stay rentals worth keeping, at rents set from evidence.

**Who owns the home they live in**

| Size | Typical | Middle half · homes |
|---|---|---|
| Own | **54.7%** | 961,437 households |
| Rent | **45.3%** | 795,727 households |

**Renters whose rent takes**

| Size | Typical | Middle half · homes |
|---|---|---|
| 30% or more | **53.8%** | of household income |
| Half or more | **27.1%** | of household income |

**What a household earns in a year**

| Size | Typical | Middle half · homes |
|---|---|---|
| Owners | **$104,763** | median |
| Renters | **$51,599** | median |

## Fair treatment in every lease

- **One written standard, before any fee** Every applicant gets the same written selection criteria before paying anything, applied the same way to everyone.
- **A person reviews, the owner decides** A person at Havlo reviews every application against the owner's written criteria, as Texas real estate rules require, and the owner makes the final decision.
- **Reasonable accommodations** Requests for a reasonable accommodation or modification are reviewed as fair housing law requires.
- **Every home, the same way** Each home is advertised, shown and leased the same way for everyone, and described by its own facts.
- **If a report is used** The written notice the law requires, naming the reporting company you can ask for a free copy and dispute it with, plus a list of independent local organizations Havlo does not endorse.

Over time

## How the loop lifts people

A home that performs for its owner, then a stable home, a renewal and a home of your own. Each step strengthens the next.

1. 01 **A home that performs**: Rent set from evidence, fewer empty days, repairs done right once. The owner keeps more, so the home stays a rental worth keeping. Working today
2. 02 **A stable home**: Every applicant, including someone coming home from homelessness, is reviewed against the same written standard. Working today
3. 03 **Staying housed**: Renewals start early, and a resident who has a hard month hears from Havlo early, with a plan that keeps rent coming in. An eviction costs the resident a home and the owner months of income. Beginning
4. 04 **Small owners stay owners**: The owner of one home gets the care, data and pricing of someone who owns thousands. Working today
5. 05 **From renting to owning**: With consent and safeguards, a resident ready to buy gets a broker on their side. Planned
6. 06 **Vacant homes back in use**: Find why a home sits empty and what it would take to make it housing again. Planned
7. 07 **Money stays local**: Repairs and upkeep go to nearby licensed, insured vendors, paid on time. Planned

The scorecard

## What we’ll be held to

People come before profit, and profit is what lets us keep serving people. We are held to both: what homes earn for their owners, and what happens to the people in them.

- **What owners' homes keep, year over year**
- **Owners who stay with Havlo**
- **Households housed**
- **Evictions prevented**
- **Residents who renew**
- **Renters who become owners**
- **Small owners who stay owners**
- **Vacant homes back in use**
- **Local vendors paid**
